Five Recommendations in Preparing Your Home For Sale

As a real estate professional, one of the aspects I truly enjoy is preparing sellers to list their homes. For me, it’s about providing the guidance they need to make informed decisions and helping them see their property from a fresh perspective. Often, sellers come with ambitious plans for getting their house market-ready, many of which are unnecessary. By streamlining these efforts, we can save them time and money before their home even hits the market.

Here are my top five recommendations to ensure your home attracts potential buyers and secures the best price in the shortest time:

  1. Declutter and Depersonalize: All those cherished family photos and personal knickknacks need to be packed away. Think of it as an early start on your move. The goal is to allow buyers to envision themselves in the home without distractions. I always say, "No eyes looking back at me." Less is more in creating a neutral, inviting space.

  2. Deep Clean: A thorough cleaning is essential, and if your budget permits, consider hiring professionals. Every corner of the house should be spotless—from carpets and windows to appliances, walls, and storage spaces. This creates a fresh, welcoming environment.

  3. Curb Appeal: The exterior of your home deserves attention too. A professional house wash and a landscaping refresh can work wonders. Adding fresh potted plants near the entrance makes the home more inviting. In winter, consider seasonal arrangements. If you anticipate listing your home within the year, consult your realtor to capture outdoor photos at the peak of the season, which can be used later.

  4. Maintenance and Repairs: First impressions are crucial, so address any necessary repairs, such as fixing drywall, applying a fresh coat of paint, or replacing burnt-out light bulbs. While not always necessary, a pre-home inspection might be beneficial, and you realtor can explore those options with you.

  5. Staging: Did you know that staged homes sell 30% faster than non-staged ones, according to the International Association of Home Staging Professionals? Staging is one of my favorite parts of the process! It involves arranging furniture, often removing excess pieces, to create more inviting spaces and highlight the home’s best features. In some markets, professional staging services are available. My goal is to make buyers walk in and think, "Wow—I want to live here!"

These steps culminate in one final, crucial element: photography. I am a firm believer in professional photography for several reasons, including the importance of angles, lighting, and overall quality. It’s always gratifying when homeowners see their property’s photos and realize they’ve never seen their home in that light. Remember, photos are often the first impression potential buyers get, whether they’re local or from out of state. It’s vital to put your best foot forward.

By following these steps, you can significantly enhance your home’s marketability and attract serious buyers, leading to a faster sale.
